Smoke-free housing is not just a growing trend across the U.S., but also a smart business decision considering that 8 out of 10 adults don’t smoke.

Save Time and Money

Smoke-free housing can reduce your operating costs and lower rehab costs by eliminating the need to repair or replace carpeting, floors, fixtures, countertops or appliances damaged by burns or nicotine stains. Smoke-free units result in less wear and tear on ventilation systems. At the end of a lease, smoke-free units require less turnover time due to fewer preparation and repainting needs. You can also save money with many discounts on property casualty insurance.

Protect Your Tenants

Most importantly, it’s the right decision for the health and well-being of residents who live in close proximity to one another. The only way to protect tenants from the health hazards of secondhand smoke is to implement t 100 percent smoke-free housing. Living in smoke-free housing is not only healthier, it’s safer. Smoking-related fires are the leading cause of fire deaths and cigarettes are the leading type of smoking material involved in residential smoking fires, accounting for 87 percent of these fires. In addition, a lower fire risk means reduced damages.

Here are some steps you can take to establish a smoke-free policy in your residential building:

  • Landlords and property managers can create 100 percent smoke-free lease amendments, “house rules” or model lease policies.
  • Select an implementation date and notify tenants (example, 30 days) in writing; include an acknowledgement of the new policy, to be signed by the tenant and all occupants of the units. A phase-in period may be instituted for existing leases.
  • “Grandfathering” current tenants’ units who contain smokers is not recommended. It can cause confusion about the application and enforcement of the policy among other residents.
  • If needed, establish an outdoor smoking-permitted area, at least 50 feet from the building, to prevent any recirculation of smoke indoors, through doors and windows, and provide receptacles.
  • Post no-smoking signs at entrances, in hallways, common areas, and outdoor areas to inform tenants and prospective tenants about the smoke-free policy.
  • When advertising vacancies, list the smoke-free policy as an amenity.
  • Non-smokers and smokers are all welcome. It is only the behavior of smoking that is to be prohibited under the smoke-free policy.
  • For enforcement: Use the same warning and notice methods for other rules and policies, check during routine inspections, and require tenants to be financially responsible for the rehabilitation of the unit to rentable condition.
